Construction Insurance

Construction Insurance is a comprehensive package of coverages designed to protect contractors, subcontractors, and construction firms from job-related risks throughout their ongoing business operations. Unlike project-specific policies, this protection covers your business across every job site, every day—safeguarding your crews, equipment, vehicles, and liability exposures.

The “Risk Reality”: Construction is High-Stakes

Construction is one of the highest-risk industries in America. Workers face falls, equipment injuries, and hazardous conditions daily. A single accident without proper coverage can bankrupt your business. According to OSHA, one in five workplace fatalities occurs in construction—known as the “Fatal Four.” Beyond worker safety, a liability claim from property damage or a third-party injury can exceed hundreds of thousands of dollars. Most GCs and property owners require proof of insurance before you can even start work.

Who Needs Construction Insurance?

A “one-size-fits-all” policy doesn’t work because a general contractor faces different risks than an electrician or a roofing specialist. We match your specific trade, crew size, and project types with the carrier that protects you best.Select your contractor type below to instantly start a custom quote built for your trade.

Construction Insurance Coverage

We design Construction Insurance programs that go beyond "minimum required" to "fully protected," safeguarding your workers, equipment, and net worth.
What is Covered
General Liability Insurance: Covers third-party bodily injury, property damage, and completed operations claims arising from your work.
Workers' Compensation: Legally required in most states. Pays medical expenses, lost wages, and rehabilitation for employees injured on the job.
Commercial Auto Insurance: Covers work trucks, vans, and vehicles transporting crews, tools, and materials to job sites.
Tools & Equipment (Inland Marine): Protects valuable tools, machinery, and equipment from theft, vandalism, and damage—at the job site, in transit, or in storage.
What is NOT Covered (Exclusions)
The Building Under Construction: Your liability policy covers your work, NOT the structure itself. That requires a separate Builder's Risk Insurance policy.
Intentional Acts: Damage caused deliberately by employees is not covered. This is a criminal matter.
Employee Dishonesty: Theft by employees requires a separate Crime/Fidelity Bond.

The "Dream" Difference: Standard vs. Comprehensive

Most direct quotes only cover the basics in the left column. We shop multiple carriers to secure the critical add-ons in the right column that actually protect your livelihood.

Construction Insurance vs. Builder's Risk Insurance

Many contractors confuse these two critical coverages. Understanding the difference is essential for complete protection.

Construction Insurance Cost

"Why is my rate higher than my competitor's?" Construction insurance costs are driven by your trade classification, payroll size, and claims history.
  • Premium Estimates: General liability for small contractors typically runs $1,500 - $5,000 annually. Workers' compensation is based on payroll—roofing contractors pay significantly more than painters due to higher risk classifications.
  • Cost Factors: Trade classification (NCCI code), annual revenue, payroll size, years in business, claims history, and safety programs all impact your premium.

The "Independent Difference": Why Dream Assurance?

Captive agents only have one price. "Independent Means Multiple Choices." We shop 30+ top-rated carriers to find the best rate, re-shopping for you at renewal if rates spike.
  • Specialty Markets: From artisan contractors needing basic GL to large GCs requiring wrap-up programs (OCIP/CCIP), we have a market for every situation.
  • Contract Compliance: We ensure your policy includes the endorsements (Additional Insured, Waiver of Subrogation, Primary & Non-Contributory) that GCs require.
  • Claims Advocacy: We don't work for the insurance company; we work for you. Our team guides you through the claims process to ensure fair payouts.

If you’re looking for real people that handles your needs fast then dream assurance is the way to go. Micheal Moran is probably the best insurance agent I’ve ever had. No matter the time or day, he finds a way to respond back. Not to mention we’re in two different time zones and he works like we’re in the same state. I wish I could give them more stars. Forgot to mention they’ll beat any insurance rates you find!!!

Frequently Asked Questions

What insurance do contractors need?
Most contractors need general liability insurance, workers’ compensation, commercial auto insurance, and tools & equipment coverage. Additional coverages like professional liability (E&O) and umbrella insurance may be required depending on your trade and contract requirements. Many states also require contractor licensing bonds.
Construction insurance costs vary based on your trade, annual revenue, number of employees, coverage limits, claims history, and location. Small contractors typically pay $1,500-$5,000 annually for general liability. Workers’ compensation costs depend on payroll and risk classification—roofing contractors pay more than painters, for example.
Workers’ compensation insurance is legally required in most states for contractors with employees. General liability is often contractually required by clients, general contractors, and property owners. Many municipalities also require proof of insurance to obtain building permits or contractor licenses.
OCIP (Owner Controlled Insurance Program) is purchased by the property owner to cover all contractors on a project. CCIP (Contractor Controlled Insurance Program) is purchased by the general contractor. Both are “wrap-up” policies that consolidate coverage for large projects, reducing gaps and overlaps while potentially saving costs.
Yes, subcontractors typically need their own insurance. General contractors usually require subcontractors to carry general liability, workers’ compensation (if they have employees), and auto insurance. This protects the GC from being held liable for a subcontractor’s negligence and is standard practice in the construction industry.
